AegeanStay is a consultancy company that provides listing/calendar/marketing consultancy to market your home directly to Turkish guests flocking to the islands with the visa-on-arrival application. Through our collaborations with Turkish agencies, we market your home directly to millions of Turkish guests. Our company tracks all operational processes to ensure hosts get maximum efficiency from the new trend of Proximity Tourism by offering services such as wide partner network, industry collaborations, deeply researched market/price analyses with AI, calendar updates, and guest tracking. AegeanStay is a consultancy/portfolio company designed for hosts. Our services are free for you, the hosts; no payment is taken/made. Your listings go live on our contracted partner agencies, and a 5% host commission is deducted for each reservation. Your payments are made to you by the partner agencies.

Is listing paid?
No, listing your property under AegeanStay consultancy is completely free. AegeanStay only makes payment agreements with partner agencies and does not take payments from hosts. The 5% host commission of our partner agencies is your only commission. All your payments are made to you by partner agencies. AegeanStay does not make any payments to you. AegeanStay provides travel and management service consultancy for both parties.

How can I list?
By contacting us via the mail we communicated with you or via info@aegeanstay.com, we will send you all the necessary documents and processes for listing. After completing our approval process as soon as possible, your home will be sent to our partner agencies to meet millions of guests, and dozens of sales experts will start marketing your home instantly. I submitted the necessary documents, what happens now?
After completing the approval process as soon as possible, your listing will go live directly on our partner agencies following the renewed official visa decision and meet millions of guests.
Can I make changes/updates to my listing?
Of course, you can submit your change request 24/7 through the mail and phone channels we provided for communication. We ensure the update instantly. In all transactions related to your listing, we only consult you for approval and complete the rest entirely ourselves. If you want to make changes to your listing photos and the photo quality is low, we also take care of it and publish it in the best quality thanks to the technological tools and AI we use.
Operations & Guest
How will a reservation be made for my listing?
When our partners start receiving intense reservations for the whole year, we receive the request as your representative and consultant, check your calendar, and immediately contact you by phone just for approval. After receiving your approval, we track and manage the entire process until we bring you together with the guest.
Can I contact the guest?
Communication carried out until the reservation process is completed is done through the system for your and the guest's safety. When the reservation process is completed, contact information is sent to both parties. However, your communications must be within the knowledge of AegeanStay until the stays are successfully completed.
Do I need to know Turkish or English to communicate with guests?
No, not at all. As the AegeanStay team, we manage all communication with guests on your behalf 24/7 in Turkish and English. Pre-reservation questions, arrival details, and needs during the stay are coordinated by us. You just have to say "I approve". Our communication with you continues in English, and Greek communication is established where possible. If you need to communicate directly with the guest and there is no language barrier, of course, you can talk.
Earnings & Finance
When and how will I receive payments?
First, make sure you provide the correct IBAN number during the Onboarding process. Your payments are made to you by our partner agencies. As AegeanStay, we do not make a payment to you, but we track the entire process until you are paid. Your payment is made to you approximately 24 hours after guest check-in. However, since it is an international money transfer, payment methods can also be determined together with you. For transactions coinciding with public holidays; payment will be made on the first business day following the transaction.
What are the cancellation policies?
We determine your conditions with flexible, moderate, strict options you will determine and forward them to partner agencies. We work in perfect harmony with you and our partners to ensure the reservation takes place so that processes do not come to this point. Refund conditions are generally strict for guests, your payment is not at risk.
Are my belongings safe? What happens in case of damage?
Thanks to reservations with ID verification, in case of possible damage, we manage the process with evidence photos and establish necessary communication with the guest. Since there is no insurance service for this situation, AegeanStay cannot give a definite guarantee of compensation, the risk is the responsibility of the host.
How do taxes and legal processes work?
As AegeanStay, we present you with a detailed income report every month. However, local tax obligations (income declaration according to Greek tax laws, etc.) are your responsibility as the property owner.
